General Preparation
- [ ] Insurance updated to landlord policy
- [ ] Liability coverage at $1,000,000 or higher
- [ ] Utilities remain on during vacancy
- [ ] Forwarding address provided to utility companies
- [ ] USPS change of address submitted
- [ ] Lawn care scheduled every 7–10 days while vacant (if applicable)
Smoke Detector Requirements (NC)
- [ ] Install approved smoke alarms
- [ ] Install Carbon Monoxide Detectors (a fossil‑fuel burning heater,
appliance, or fireplace and any dwelling unit having an attached garage) - [ ] All alarms tested and operable at move‑in
- [ ] Repairs completed within 15 days of written notice
Establishing a Solid Baseline
- [ ] Carpets professionally cleaned
- [ ] General pest control completed
- [ ] Flea treatment completed (if pets were present)
- [ ] Fireplace professionally inspected and cleaned
- [ ] Entire home thoroughly cleaned
- [ ] Gutters cleaned prior to tenant possession
